The Laboratory of Evaluation and Appraisal presents itself as a place of research, consultancy and training in the context of the typical processes of the property cycle, with a particular focus on the evaluation on assets, projects and resources. Created within the ABC Department, the laboratory actively involves full and adjunct professors of Appraisal (ICAR/22) from the Departments of Architecture and Urban Studies (DAStU), Architecture, Built Environment and Construction Engineering (DABC) and of Architecture and Civil and Environmental Engineering (DICA) at the Politecnico di Milano, in addition to temporary research fellows, PhD students and trainees. There is also collaboration with full professors from other universities, who contribute to the activities of research, consultancy and training on the basis of their specialist expertise. The Laboratory aims to promote an integrated approach in the field of property, environmental and land evaluation in accordance with the following objectives: to create a system for the different disciplinary expertise in their various operational forms; to study integrated approaches for the evaluation of market and extra-market assets; to provide assistance to public administrations in evaluating buildings and property assets; to design post-graduate training services.

Services

Below are the services offered by the LIV-EST Unit to students, teachers, researchers and businesses.

Management and enhancement of social impact construction

Enhancement and management of property assets dedicated to welfare services and other social impact activities such as social housing, co-living and co-working.

Monitoring of construction/management costs

Appraisal and analysis of the accuracy of the construction and management costs of buildings and property assets, including by means of parametric techniques and the appraisal and monitoring of times and costs in the building process, also by means of the use of advanced Building Information Modelling technologies.

Building audits

Analysis of the property from a technical and economic quality perspective and that of environmental sustainability, in addition to surveys/reviews and checks of the accuracy or property surveys.

Enhancement of property assets

Technical and economical evaluations of buildings/property assets, technical advice and analysis of the economic/financial feasibility of improvement works, and development of property assets, analysis of the performance of assets within property portfolios with the identification and management of non-performing loans and risk analysis of the credit exposures guaranteed by properties.

Property market analysis

Research and analysis of the property market, residential or otherwise, for public and private clients.
